Revised Business Plan – 2012

See the Avren Golf Business Plan
The Business Plan describes in detail the location of the proposed golf course and golf homes, the plots on which they will be built and why Avren is such a perfect place for the development. It explores the facilities that are offered by other golf courses in Bulgaria and the prices that these competitive courses are charging.
The plan explains that golf tourism in Bulgaria is likely to be driven largely by British and Scandinavian visitors, although Germans and Russians are also showing considerable interest in golf developments.
Many of us have been eagerly awaiting the details of the proposed designs for the golf course and the houses. In the Business Plan we can see Jan’s dream unfolding; eco-friendly bungalows and apartments set in beautiful surroundings, a club house and a quality golf course with membership available at sensible prices.
Although the business plan has been updated, are the timescales still 2013 for the development ? it would be nice to see some current pictures on your site so that we could possibly visit site from the UK
As a matter of fact, the completion of the project is to be expected by May 2016.

Thanks Jan for your response, i have 8 Dekar on the side of the proposed course, had it for 5 years, really want this to happen, Tony
Thanks for the comment Tony.
There are no changes to the revised business plan at this time. We’ll keep you updated just as soon as there are any new developments.
And because there has been no visible progress, there are no new pictures to show you. Everything is still at the green fields stage at the moment, but as soon as there is anything to see, we will be publishing photos on this site.
So, watch this space!
Thanks andy, i suppose because ive had my land for so long and the battle for jan to do this has been a long one im desperate to see some visible, by the way the website is great, really hope everything comes off, Regards Tony
There is another update of the business plan, as well in the design of the golf course. It will be released next week.

They’ve been promising a golf course down here (near Kosharitsa) for almost as long as they’ve been promising this one in Avren. We’ve (supposedly) got Fort Golf club down here, but there isn’t even a putting green. We paid well over the odds for our villa, just for the privilege of being near an imaginary golf course which will never be built.
The property market has gone stale, most of the Brits have moved back to the UK, and the only ones who are buying are the Russians – so what do you do? You invent an imaginary golf course to drum-up interest, and fill the place up with your mafia friends.
This kind of scam has happened all over Spain and Portugal, and it’s happening here now.
A word from the wise, nobody will ever build a golf course in Avren. Why would they bother? It’s too far away to get any interest from Varna, and there are 3 or 4 other much more prestigious golf courses in the area that are in much better locations. If you check the internet, you will see that those other golf courses can’t sell their own golf properties (even though they’re on for less than half their original prices), so why would they bother?
The truth is that hardly anybody plays golf in Bulgaria, and the only Brits left in Avren won’t be able to afford the course fees, so that leaves the Russians and a few of the local wannabe gansters. Come to think of it, I’m glad they won’t be building a golf course in my town.
Obviously this Disc Jockey -what is his full name, why does he hide him or herself- does not believe in the project. Fortunately, I do. And that is important, because I am the developer.
We started the land regulation procedure, and we are now discussing terms of cooperation with the municipality in order to get the right to use another 50 hectares.

@Jan van Herwaarden:
I am not ‘hiding’ from you Jan. My profile clearly shows that my name is David and that my wife is Jenny. Not that it’s any business of yours, but our surname is Compton and we live in Kosharitsa for some of the year and in Bournemouth when it gets too cold for us (my wife has Arthritis and doesn’t like the bitter winters here).
My opinions are as worthy as anyone else’s opinions. We’ve been here for many years and I reckon we’ve seen just about everything during that time. If you say that the golf course will be built, well, so do the people down in Sunny Beach. And what about the new golf course that was due to be built in Albena 2 years ago, not to mention Varna Golf Course which is supposedly being built on Varna lake.
The fact is, there’s no longer any money for any of these grand schemes. Even the ‘Official Business Plan’ uses terms like “potential financial partners” and “in case financing is available”. It doesn’t exactly inspire confidence when even the developer doesn’t seem to have a clue what’s going on.
Bulgaria is chock full of grand ideas that have now missed the boat. After the big financial collapse, no bank is interested in financing golf courses and holiday homes when there’s nobody left to buy them. Next time you’re on the road down to Sunny Beach, take a look at all the abandoned developments that are now crumbling to dust. All of them have gone the same way. It’s a dream from a bygone world. Somebody should wake Jan up – he’s dreaming.
